AK Surveying Services provides professional, independent building and moisture surveys across West Sussex and throughout the UK by arrangement. With more than 35 years of construction experience and over 25 years in surveying, I provide clear, reliable advice supported by practical building knowledge and modern diagnostic equipment.

Services include RICS Level 2 and Level 3 surveys, bespoke building surveys, specialist damp and moisture investigations, and advice concerning listed and historic buildings. Every inspection is tailored to the property and the client’s particular concerns.

I am an Associate member of the Royal Institution of Chartered Surveyors (AssocRICS), and AK Surveying Services is an RICS-regulated firm. I am also a member of the Residential Property Surveyors Association (RPSA) and an Associate member of the Chartered Association of Building Engineers (AssocCABE).

Every property is considered individually before a survey is undertaken. This is particularly important for older, altered, listed or unusually constructed buildings, where the construction, condition, history and potential risks must all be properly understood.

Each inspection is undertaken personally, and every report is individually prepared to reflect the property and the client’s particular concerns. Reports are not mass-produced or generated using automated AI reporting systems.

Bespoke Building Survey


Everything expected from a comprehensive building survey, with additional investigation tailored to the property.


The Bespoke Building Survey is intended for older, altered, listed, historic or unusually constructed properties where a more detailed assessment is required. The inspection can include enhanced moisture investigation, specialist testing and closer examination of areas of particular concern.

The report identifies significant defects, explains their likely causes and provides practical recommendations for further investigation, maintenance and repair. Photographs, floor plans and explanatory diagrams are included where they help clarify the findings.

Where necessary and agreed beforehand, selective opening-up or invasive investigation may also be undertaken to examine concealed moisture, decay or previous inappropriate repairs.


This service is suitable for clients who require a more detailed and property-specific assessment than a standard home survey.

RICS L2 and L3 Property

Surveys

RICS home surveys provide an independent assessment of a property’s condition before purchase, helping you understand significant defects, potential risks and matters requiring further investigation.

RICS Level 2 Home Survey

Suitable for conventionally constructed properties that appear to be in reasonable condition and have not been extensively altered. The report uses RICS condition ratings to identify defects and matters requiring attention.

RICS Level 3 Building Survey

Recommended for older, larger, altered, neglected or unusually constructed properties. It provides a more detailed assessment of the construction and condition, together with explanations of defects and practical repair advice.


The appropriate survey level depends on the property rather than its purchase price alone. I review the available property details before confirming which service is likely to be most suitable.


SPECIALIST MOISTURE TESTING AND INVESTIGATION

Introduction

A focused investigation to identify the source, extent and probable cause of dampness, water ingress or unexplained moisture affecting a particular area of a building.

Main text

The investigation may include moisture profiling, thermal imaging, relative-humidity monitoring, material testing, borescope inspection and controlled opening-up of the building fabric.

Where necessary, floorboards, access panels or localised finishes can be carefully opened to investigate concealed pipework, wet insulation, timber decay or moisture trapped within floors and walls.

The findings are provided in a tailored report explaining the evidence, probable moisture source and recommended next steps. The objective is to establish the cause before repair or damp treatment is undertaken.

Important note

Invasive investigation is undertaken only with the owner’s authority and after agreeing the location and extent of opening-up. Making good is not included unless arranged beforehand.

Due to the prevalence of scams and misrepresentation, it is essential to confirm that the surveyor you engage is fully qualified and registered with either RICS or the RPSA or other relevant associations. This ensures that your survey is conducted to the highest professional standards. While most firms are regulated by RICS, some  surveyors that work for them may not.


Additionally, recent industry concerns have arisen regarding substandard surveys, with some firms and comparison sites employing unqualified surveyors or prioritising volume over quality. The increasing use of AI-generated reports also raises questions about the accuracy and reliability of findings.
